In a classically furbished
office building in the direct vicinity of Ljubljana's
city centre, namely Einspielerjeva ulica 6 in
Bežigrad, we are offering a long-term lease
of furbished, well-lit and ventilated offices.
Part of the office space also comes with built-in
air conditioning.
The rental price amounts to
11-15 EUR/m2 in SIT countervalue, calculated
according to the middle exchange rate of NLB
d.d., Ljubljana on the day of payment. The monthly
rent includes all running expenses and regular
investment costs, excluding telephone bills.
The price depends on the location and furbishment
of the office space.
Monthly expenses include running maintenance
costs, costs of depreciation for the business
inventory, costs of consumed electrical and
thermal power, water and sewage rate, regular
waste disposal, daily cleaning services, land
use fees, building insurance costs and insurance
fees for interior equipment owned by the landlord,
security and receptionist service costs, along
with all other expenses linked to running and
maintenance investments of the office building.
In the ground floor of the office building there
is a large hall, a pleasantly arranged and architecturally
harmonised space with audio, video equipment
and 65 seats, although the total capacity is
closer to one hundred. The hall is intended
for organisation of lectures, press conferences,
cultural activities and other business and personal
meetings. We offer bookings for the entire day
or an hourly rental according to the valid price
list.
We also offer rentals of parking spaces, namely
in basement levels I or II., with the price
ranging from 80 to 110 EUR per parking space
(depending on accessibility and size of the
parking space), payable in SIT countervalue
according to the stated exchange rate. It is
also possible to rent out storage and archive
space in the building.
Meals are also available in
the building, with the possibility of hosting
business lunches available.
The building is protected by an authorised building
security service who also provide video surveillance
of the area.
The building is open on working days from 6
a.m. to 10 p.m. and from 6 a.m. to 1 p.m. on
Saturdays.
